How to value your home...??

When selling your property it is important to get an accurate valuation to prevent you from undervaluing or pricing yourself out of the market.

ESTATE AGENT VALUATIONS

Many large estate agents have experienced valuers accredited by the Royal Institute of Chartered Surveyors (RICS).Valuers will generally check and detail the following:

  • The age and type of property
  • All fixtures and features of the property
  • The property's construction and state of repair
  • The tenure, service charges and any other liabilities
  • The location and surrounding amenities

SELF VALUATION TECHNIQUES

There are a number of methods that can be used when it comes to valuing a property. The most popular approaches are the 'Comparable Method'

Comparable Method

This method is based on comparing similar properties sold in the same location. The information that is generally used for compare is:

  • The date of the sale (mainly the year that it sold)
  • How the property was paid for (Cash Buyer etc.)
  • The size of the property
  • The condition of the property
  • The location
  • Freehold/Leasehold
  • Building regulations
