Advice on preparing your home for sale...

EXTERIOR

Think back to when you first purchased a home and try to remember your first impressions of the many exteriors you came across during your viewings. Do you remember why the house you picked stood out from the rest?

What should you consider?

  • Do the window seals need re-painting? or Does the whole exterior need re-painting?
  • If you have one is your front garden neat, tidy and well groomed?
  • Is your door number displayed clearly?
  • Does your front door need repainting?
  • Do you have an adequate mailbox?
  • Does your gate open/close properly?

INTERIOR

The interior will be the main deciding factor in whether or not your prospective buyer feels that your home is worth enough of an offer.

What should you consider?

  • DE-CLUTTER!!!! Keep hallways clean, and free.
  • De-Personalise- Take down any personal artwork, photographs, and funky trinkets. Your prospective tenant may not have the same tastes as you and remember you want them to visualise the space as their own.
  • Give the property a good old thorough spring clean.
  • Dust all corners from top to bottom.
  • If you are 100% sure about selling your property then consider re-painting your walls to a neutral colour to allow maximum reflection of natural light.
  • Create as much space in the lounge, dining room and bedrooms.
  • Clean all windows and open up all curtains to allow as much natural light as possible.
  • Dust off all skirting boards.
  • Polish all taps and mirrors.
  • Keep any unclean dishes and dirty washbins out of sight.

REPAIRS

  • Replace any blown or broken lightbulbs
  • Fix all leaky taps
  • Fill in any cracks in the wall
  • Grease any squeaky or rusty door hinges
